Curb Appeal: A Key Investment for Commercial Office Buildings



Curb appeal is not just a buzzword for residential properties. It holds significant importance for commercial office buildings, as exterior appearance plays a crucial role in attracting tenants, maintaining property value and creating a positive first impression. When a prospective tenant or buyer sees any appearance of neglect or disrepair, it’s likely that your sales team is facing an uphill battle in selling the stronger aspects of the property.


Start building enhancements early enough in the year, prior to peak leasing season, after the winter months have left their mark. Get a jump on scheduling your vendors, as their schedules fill quickly and seasonal items like landscape materials typically sell out early.


  • Repair potholes, damaged asphalt and concrete surfaces that snow and salt have claimed in parking lots, driveways, curbs and sidewalks. Invest in sealcoating and restriping as needed. Sweep sidewalks and curbs of gravel and debris and paint any faded curb markings.

  • Sweep parking garages and inspect/relamp any lighting.

  • Power wash and paint any faded building exteriors. Remember to pay attention to entrances, hand railings, awnings and fencing. 

  • Wash the season’s grime off all windows, entrances and exterior doors.

  • Inspect for weather damage to building. Damaged brick should be tuckpointed and windows should be recaulked. And don’t forget to thoroughly inspect the roof.

  • Clean and service all signage and relamp as necessary, including the leasing signage.

  • Nail down the landscaping plan with your landscape contractor and make sure to remove and replace dead trees and shrubbery, replace dead and damaged turf and mulch landscape beds.


A well-maintained facade, clean sidewalks, manicured landscaping, and attractive signage are huge in conveying professionalism and attention to detail. Investing in regular maintenance and periodic updates not only enhances the aesthetic appeal but communicates professional pride in the property.
